Much like the city itself, Hong Kong's rental market is incredibly competitive.

This applies whether the rental apartment is a newly renovated unit atop a high-rise in the centre of the city or a more modest unit that requires some tender loving care (TLC).

Let's face it, Hong Kong isn't cheap. Even with the pandemic slowing the rise in rent, it remains one of the most expensive places to live in the world.

The market is driven by both local and international demand, and Hong Kong apartments tend to change hands quickly.

With the standard 2-year contract format, one year fixed and one year flexible, it's not uncommon for renters to start hunting for greener pastures once their lease is up, keeping the market in constant motion.

Finding fully furnished apartments for standard rent contracts on the market is extremely rare. Furnished homes are mostly reserved for extended-stay rentals or serviced apartments.

Most apartments come bare the necessary appliances like stoves, aircon, fridges and water heaters. Some properties will have built-in wardrobes and perhaps a couch left behind, but beyond this, you can expect the space to be bare.

How Much is the Rental Price in Hong Kong?

It goes without saying that neighbourhood, square footage, view, facilities, and all that jazz makes a big difference when it comes to your monthly rental price.

For smaller apartments with approximately 450 sqft of saleable area, you´ll pay an average of 14,000 HKD.

In comparison, a three-bedroom apartment, with approximately 900 sqft of saleable area, in the centre of the city would set you back 36,000 HKD a month.

Of course, as you look to rent Hong Kong apartments, you´ll find pricing across the scale, some with a better deal and some that are priced higher to encourage negotiation.

Which district should I live in?

Choosing a district to live in will affect your day-to-day in a big way. While areas on Hong Kong Island, like Central and Wan Chai boast vibrant nightlife and are both business districts, this convenience comes with a higher price tag.

A stone´s throw away, you´ll find Sai Ying Pun and Kennedy Town, which have both become popular residential areas on Hong Kong Island as of late.

They offer waterfront views and more laid-back living, with streets still lined with stores that have stood there for decades. Both areas are more affordable compared to Central while still offering near-instant access to the city.

For those craving the comforts of nature, look towards Sai Kung or New Territories, where there´s a greater emphasis on spacious living, making it ideal for families.

However, living further from the city does come with the caveat of longer commute times and transportation costs. Your chosen neighbourhood affects not only your expenses but the social and cultural experience around you.

Every neighbourhood has its own quirks, charms and slice of life. But one thing´s for sure, Hong Kong has a little bit of everything - the beat of the city, the quiet of its nature trails, the calm of the seas side and boatloads of culture, so it´s all a matter of preference.

Beyond setting a realistic budget for your Hong Kong apartments, there are a few other things you´ll need to consider:

  • Deposit: The standard is two months' rent.

  • Agency fees: Often half a month's rent upon signing the rental agreement for Hong Kong apartments.

  • Stamp duty: A little extra for legal paperwork. Usually around 0.25% of yearly or average rent.

Generally, if it looks like the deal of a century, caution is advised. It's important to work with a reputable agent.

In Hong Kong, all property agents must be registered with the Estate Agents Authority, and you can verify their active registration online. 

Be cautious of high-pressure tactics; while agents and landlords naturally aim for a quick deal due to the 'first-to-sign' nature of the market, you should never feel pressured into paying any sum before thoroughly reviewing, vetting, and signing an agreement.

Common Practices When Renting in Hong Kong:

  • Utilities: Typically, utilities like water, gas, electricity, and wifi are not included in the tenancy agreement. Property owners often cover these fees on your behalf unless you are in a serviced apartment. This means you'll need to separately register and pay for these services.

  • Lease Duration: Lease agreements usually last for 2 years. The first year is fixed, so breaking the lease will lead to a penalty. The second year offers more flexibility for lease termination, and the landlord cannot increase the rent during this period.

  • Management Fees: There's often a management fee when you rent an apartment in Hong Kong. This may or may not be included in your monthly rent and generally covers the cleaning of communal areas, trash management, and property staff.

  • Rent-Free Period: Agents often negotiate a rent-free period in the agreement, allowing you a few weeks to move in without additional costs to your month's rent.

  • Pet Policy: Pet policies can vary. The allowance of dogs or cats in the apartment may depend on both the landlord’s preference and the building management's policy.

Before committing to an apartment, it's very important to do a thorough check and ensure everything is in working order or at least meets your expectations.

There are many considerations to weigh when renting an apartment in Hong Kong, use this checklist to ensure you have your bases covered and align with the property owners. Here are some key things to inspect:

  • Air Conditioning: Let the air conditioning unit run to make sure it's functioning properly, especially with Hong Kong's brutal summers!

  • Water Pressure and Temperature: Check the taps and shower for adequate pressure, hot water supply, and if there are any leakages.
